A two-part flat roof project on a multi-level townhome building set into the hillside above the Rocky River valley. On one roof, water had been ponding after rain, so we installed a new 60 mil Carlisle TPO roof over tapered insulation. The tapered boards build slope into the flat roof so water drains off instead of collecting, which protects the membrane and seams and takes weight off the structure. The other roof sections were recoated with silicone roof coating. It's a seamless, UV-resistant membrane that handles ponding water and extends the life of an existing roof without a tear-off. Completed 555-square commercial roof replacement on a large one-story industrial warehouse in Cleveland, Ohio. The new roof is a .060 mil Carlisle TPO membrane over two staggered layers of 2.6" polyiso insulation. The top layer's seams are offset from the ones below, for about 5.2" of insulation and roughly R-30 across the deck. Every rooftop mechanical unit and pipe penetration was flashed and detailed into the new system. The white membrane reflects summer sun to keep the building cooler, and the added insulation cuts heating costs in winter.
